Artia is a private condominium of 21 apartments which is located in the Aldea Zamá development, a growing and highly valued area in Tulum, Quintana Roo.
The complex is developed on 3 levels, in addition to the rooftop level. The project seeks to integrate with its natural context and promote the preservation of natural resources. Construction systems based on traditional techniques and materials of the region were used, such as wattle and daub, local hardwoods, palapa system, Chukum resin coatings and cream Mayan stone.

The building is located at the back of the lot, leaving the common areas in front for optimal sun exposure. This allowed us to preserve a maximum of existing trees and recreate a tropical garden in front, which serves as a visual buffer between the street and the development.

The first floor houses 7 apartments accessed through a private garden with a jacuzzi. The kitchen, dining and living areas open to the garden through retractable windows, which, when hidden, integrate the interior and exterior spaces. The bedrooms with their respective private bathrooms are located at the rear, overlooking a private back garden.

On the first level, there are 14 apartments on two levels plus the rooftop level, which have the social areas on the second floor, the bedrooms with their respective private bathrooms on the second floor, and a lounge area with solarium and Jacuzzi on the rooftop. The bedroom level has a façade of louvers made of jiles, a typical material of the area, in which the jiles cut down during construction were reused. These louvers allow shade and ventilation, cooling the room while providing privacy.
All the apartments have two fronts allowing cross ventilation and consequently better natural lighting and ventilation, with the purpose of lowering the building’s energy consumption.

The development has a parking area, service areas and a bike path. The use of local stone, chukum coverings and hardwood carpentry of the region recreate a warm and natural environment, where the natural materials and colors of the region remain.
